
How We Take a Project From Site to Stabilization
Medical office and retail development moves through distinct phases, each with its own risks and decision points. Here’s how we structure that process and where we plug in.

OUR PROCESS
Phase 1
Site Selection & Feasibility
We evaluate parcels against your program: traffic counts and visibility for retail, proximity and access for medical, utility capacity, zoning, and comparable land values. You get a clear feasibility picture of cost, timeline, and risk before you’re under contract.
Phase 3
Design & Preconstruction
Working with your architect and engineers (or ours), we finalize a design that meets code, budget, and operational needs: exam room counts, storefront requirements, parking ratios, and life-safety systems. Then we lock in a firm construction budget and schedule, with a guaranteed maximum price (GMP) where the contract structure supports it.
Phase 5
Tenant Improvement & Close-Out
We manage the tenant-specific details that get you to a certificate of occupancy and open for business: medical equipment coordination, signage, and FF&E readiness.
Phase 2
Entitlement & Permitting
We manage the zoning, planning commission, and municipal approval process, including any conditional use permits or site plan reviews specific to medical or retail use. Entitlement is often the longest-lead phase of a project, so we build the schedule around it from the start.
Phase 4
Construction
As general contractor, we run the job site: trade coordination, inspections, budget tracking, and weekly progress reporting. You’ll always know where the project stands against schedule and budget.
Phase 6
Stabilization
For development partners, we stay engaged through lease up or sale, supporting the transition from construction to a fully operating, income-producing asset.
